2-Year Residential Sealcoating Warranty.

Beckage Sealcoating warrants the residential sealcoating work we perform for a period of 24 months from the date of completion, subject to the terms below. This warranty applies to the sealer coat itself.

What’s covered

  • Premature peeling, flaking, or delamination of the sealer from the underlying asphalt.
  • Excessive wear-through within the warranty period beyond what’s expected from normal traffic.
  • Coverage gaps caused by application error.

If a covered defect appears within 24 months, we will inspect the area and re-seal the affected section at no charge to you.

What’s NOT covered

  • Tire marks and power-steering scuffs. These are caused by vehicle traffic, not application error, and they cannot be repaired. Take light, wide turns for the first month — no K-turns.
  • Cracks that appear or reappear. Sealer doesn’t bridge or fill cracks. Asphalt continues to flex and crack with freeze-thaw cycles regardless of the sealer above it.
  • Pre-existing structural problems. Low spots, settling, alligator cracking, base failures, and chicken-wire cracking aren’t sealcoat issues — they’re pavement issues, and sealer can’t fix them.
  • Damage from oil, gas, antifreeze, brake fluid, or other petroleum products. Coal-tar sealer resists these but isn’t impervious to standing chemical leaks.
  • Damage from snow plows, metal shovels, ice picks, or scrapers. Use plastic-blade shovels.
  • Damage from water softener discharge, sprinklers, or hard-water mineral deposits.
  • Damage from fertilizer, mulch, root staining, leaf tannin, or other lawn-care chemicals.
  • Acts of nature. Floods, hurricanes, fallen trees, frost heave, sinkholes.
  • Damage from third parties. Vehicle damage, vandalism, work by other contractors.
  • Issues outside the warranty period or on areas not included in the original work scope.

5-Year Pavement Guarantee.

For asphalt paving and patching work performed by Beckage Sealcoating, we offer a 5-year guarantee on the structural integrity of the pavement, conditional on the maintenance terms below. Maintenance requirements (placeholder)

  • New asphalt must be sealcoated within 12 months of installation by Beckage.
  • Sealcoat reapplied every 24 months thereafter to keep the guarantee active.
  • Customer must notify us within 10 days of discovering a defect, with photos, via email.
  • Guarantee is void if another contractor performs subsequent work on the asphalt.

Exclusions (placeholder)

  • Power-steering and tire marks.
  • Acts of God: flood, tornado, hurricane, earthquake.
  • Damage from tree roots or other vegetation.
  • Settling along concrete curb edges where the asphalt meets a different material.
  • Damage from heavy equipment crossing yards or driveways.
  • Damage to existing concrete, pavers, structures, or landscaping during installation (we take care, but Beckage is not responsible for incidental contact).

How to file a claim.

  1. Notify us within 10 days of noticing the issue. Email CustomerService@apatcompanies.com or call (908) 730-7281. Include your name, address, the date of the original work, and a brief description.
  2. Send photos. A few clear photos of the area in question — wide shot for context plus close-ups of the defect. This helps us scope the response before we drive out.
  3. We come out and inspect. Usually within one week of receiving your claim. Faster if the issue is urgent (e.g., commercial lot affecting access).
  4. We make the call in writing. Either we schedule the warranty repair, or we explain in writing why the issue falls outside the warranty terms. Either way, you get a written response — never a verbal “no.”
  5. Repair scheduled and completed. If covered, we book the repair date and complete the work at no charge to you.

If you ever have a question about whether something is covered, just ask. We’ve been doing this since 1994 and we’ve seen most things at least twice. We’d rather have a five-minute phone call than have you wonder.
